How much is your application fee?

We charge $65 per application (guarantors too!), which covers the cost of running background, criminal and credit checks.

What is the minimum credit score required for approval as a rental applicant?
The minimum credit score for applicants to be tenants is 620.
What is the minimum household monthly income required for approval as a rental applicant?

You must be able to prove that your household earns at least three times the monthly rent.

Does my 18-year-old child that is living with me have to be on the lease?

Anyone who is 18 or older must apply, be approved, and then added to the lease.

I have a prior eviction. Can I be approved as a rental applicant?

No. We do not approve applicants who have a history of landlord/tenant disputes resulting in court action or filing.

If someone else gets approved for the property I’m applying for, will you refund my application fee?

No. Application fees are non-refundable. The application fee pays for the cost of screening, which we complete before we can approve your application.

Do you allow service animals or assistance animals?

All applicants are required to go to onedoorrealty.petscreening.com before being approved. If you ask for reasonable accommodation, a third-party legal review team will review it to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost to submit an accommodation request.

If I don’t have a pet, do I have to go to onedoorrealty.petscreening.com ?

Yes, onedoorrealty.petscreening.com certifies that you do not have a pet. There is no charge for this application.

Do you accept pets?

We work with many different owners, and not all are willing to allow pets on their property. Please check the description of the property you are interested in to determine if pets are allowed (No more than two pets will be allowed). Then apply at onedoorrealty.petscreening.com and pay the application fee of $20 for the first pet and $15 for each additional pet.

What day is rent due?

Rent is due on the 1st of the month, but you have a grace period until the 5th day of the month. Any rent not paid by the 5th of the month is late, and we will assess late fees.

How do I pay my rent?

You must make all rent payments online using your tenant web access portal. We do not accept checks, cash, or money orders.

What do I do if there is a maintenance emergency?

Call 911 immediately if there is a fire or you are in danger, then call our office at 757-260-4600 and follow the prompts. A maintenance emergency is something that if not addressed immediately would cause damage to the property or injury to occupants.

What do I do if there is a routine maintenance issue?

Please log in to your tenant web access portal and enter a service request. Please indicate when you first notice the problem and any steps you have taken to resolve it.

Can I stop by your office to talk to you?

Since COVID-19 disrupted our usual way of conducting business, One Door Realty has adopted a 100% virtual business model. We maintain a membership at Work Nimbly, which is a co-working space, but our staff works remotely from their home offices. If you need to schedule an appointment to meet in person, please let us know, and we can book a conference room at Work Nimbly.

Do you allow subletting?

We do not allow subletting. We do allow for roommate addendums to a lease. Any prospective tenant must complete an application, background, and credit check, meeting the same qualifications. Student prospects must have a guarantor. The prospect and guarantor must each apply and pay the background and credit check fees. We will draft an addendum to the lease for approved prospects. For a previous tenant to return before the end of a lease, another addendum will be needed. There will be an administrative fee per addendum.

In Virginia what rights and responsibilities do tenants have?

Every year, as of July 1, your tenant rights and responsibilities are updated under the Virginia Residential Landlord and Tenant Act (VRLTA).
